We appraise a variety of residential properties, including high-value homes and complex properties, such as houses with ADUs (accessory dwelling units). We regularly perform retrospective appraisals for estate purposes (to determine Market Value as of the date of death). Our residential appraisals are presented in an easy-to-read narrative Appraisal Report format. We have found that judges and juries find narrative reports to be more compelling than the brief Form reports prepared by most residential appraisers. Our residential appraisals receive the same level of attention to detail as our commercial appraisal work.

Apartments

Multi-family appraisals are a significant part of our practice, and John Wingerd specializes in same. We appraise apartment complexes of all sizes, and we publish an Operating Expense Guide for apartment properties based on expenses observed in the course of our appraisal practice. We are well-versed in the various government regulations that influence multi-family operations, such as the rent control ordinances of some cities and counties of Southern California, seismic retrofitting ordinances, and state law requiring inspection and potential retrofitting of balconies, stairways, and other exterior elevated elements. We have experience with complicated assignments including affordable housing (project-based Section 8, LIHTC properties, etc.) as well as apartments proposed for conversion to condominiums.

We routinely appraise a variety of commercial property types. Gregory P. Wingerd, MAI, ASA began his career specializing in shopping center appraisals, and is known within the industry as an expert in same. His first appraisal business in 1986 was known as Retail Consultants. Commercial appraisals are more challenging than residential assignments, requiring more extensive research efforts, careful consideration of the impact of any leases, and use of more advanced appraisal procedures, such as Discounted Cash Flow (DCF) analysis. We publish an Operating Expense Guide for shopping centers based on expenses observed during our appraisal practice.
