Market rent opinions developed to support lease renewal and ground rent renewal negotiations.

Properties appraised include apartment complexes, freestanding retail, shopping centers, office buildings, medical office, industrial buildings, office condominiums, flex/industrial condominiums, single-family dwellings, restaurants, land, and various special use types, such as churches and synagogues. 

Litigation Support

​Valuation for litigated matters requires extraordinary performance. Not only must an appraiser prepare a well-supported, well-communicated, unbiased appraisal, but additionally an appraiser must be prepared to defend an appraisal under cross examination and deposition. A keen knowledge of appraisal practices, procedures, and regulations is required. Often, appraisals we prepare for litigation essentially become part of the public/court record. In addition to developing an unbiased opinion of value, we can provide counsel with litigation support by ascertaining the reasonableness of opposing appraisals.

Gregory P. Wingerd, MAI, ASA has qualified as an expert witness in the Superior Court of California and U.S. Bankruptcy Court. Expert witness services are provided in Orange County courts.

Experience

Gregory P. Wingerd has been a real estate appraiser and consultant since 1976. John Wingerd has been a real estate appraiser and consultant since 2000. Appraisals have included a variety of property types and ownership interests. The purpose of appraisals has been to develop opinions of market value, investment value, and market rent, as well as value diminution caused by various stimuli. Intended uses of appraisals has included loan decision-making, foreclosure, bankruptcy, eminent domain, partnership dissolution, divorce, and inheritance/estate issues. Clients include lenders, attorneys, accountants, government entities, corporations, and private parties/entities.

Appraisal services are provided throughout Orange County, including the cities of Huntington Beach, Fountain Valley, Seal Beach, Costa Mesa, Newport Beach, Santa Ana, Garden Grove, Anaheim, Stanton, Cypress, Los Alamitos, Orange,Tustin, and Irvine. We also serve the South County (Laguna Beach, Corona Del Mar, Dana Point, Laguna Niguel, Mission Viejo, San Clemente, etc.) and North Orange County areas (Buena Park, Fullerton, Brea, La Habra, Placentia, etc.). Appraisal services also provided in Los Angeles County, including (but not limited to) the cities of Long Beach, Los Angeles, the South Bay area (Torrance, Hawthorne, Gardena, Lawndale, Carson, the Beach Cities, etc.), the Gateway Cities area (Downey, Norwalk, Bellflower, Paramount, Lakewood, Whittier, etc.), the San Gabriel Valley (San Gabriel, Alhambra, Pasadena, Altadena, Arcadia, Monrovia, Covina, West Covina, etc.). Appraisal requests in Central Los Angeles, the Westside, and the San Fernando Valley are also be accepted. Riverside, San Bernardino, San Diego, and Ventura Counties may also be served upon special request.
