Real estate appraisal services provided for divorce, business partnership dissolution, estate tax, foreclosure, financial planning, loan collateral value monitoring, valuation support for rent and ground rental negotiations and lease renewal, loan decision making, and various other purposes.

Properties Appraised

Properties appraised include retail centers, industrial buildings, office buildings, single-family dwellings, restaurants, land, and various special use types, such as churches and synagogues. .

Litigation Support

Valuation for litigated matters requires extraordinary performance. Not only must an appraiser prepare a well-supported, well-communicated, unbiased appraisal, but additionally an appraiser must be prepared to defend an appraisal under cross examination and deposition. A keen knowledge of appraisal practices, procedures, and regulations is required. Often, appraisals I prepare for litigation essentially become part of the public/court record. In addition to developing an unbiased opinion of value, I can provide counsel with litigation support by ascertaining the reasonableness of opposing appraisals.

Experience

Greg Wingerd has been a real estate appraiser and consultant since 1976. John Wingerd has been a real estate appraiser and consultant since 2000. Appraisals have included a variety of property types and ownership interests. The purpose of appraisals has been to develop opinions of market value, investment value, and market rent, as well as value diminution caused by various stimuli. Intended uses of appraisals has included loan decision-making, foreclosure, bankruptcy, eminent domain, partnership dissolution, divorce, and inheritance/estate issues. Clients include lenders, attorneys, accountants, government entities, corporations, and private parties/entities. Services are primarily provided in the Southern California Counties of Orange, Los Angeles, San Diego, Riverside, and San Bernardino.
